About Craggy Crawlspace
Craggy Crawlspace handles crawl space encapsulation for homeowners in Asheville and the towns around it. We find out why the space under your house is damp or musty, fix that first, then seal it so it stays dry.
How we go about a job
We start by crawling in and looking, because the fix depends on where the moisture comes from. Sometimes it's groundwater, sometimes runoff from the yard, sometimes humid summer air pulled in through the vents. Often it's a mix.
- We check the dirt floor, the piers, the joists and rim joist, the vents, the ductwork and any insulation hanging from the subfloor.
- We find the source and deal with it first, whether that's a drainage problem outside or water pooling under the house.
- We clear out the old material, close off the vents, then lay plastic across the floor and up the walls and tape the seams.
- We add a dehumidifier only where the space still runs damp once it's sealed.
Not every house needs the whole job. If the ground is dry and there's no mold, a new crawl space vapor barrier on its own can be the right first step, and we'll say so. What moves the price is how big and how tight the space is, how much old material has to come out, and whether water needs handling before anything gets sealed.
Where we work, and what we find there
We work in Asheville and the towns around it, from Weaverville down to Hendersonville and out to Black Mountain. You'll find every town we cover on our service areas page.
Plenty of the houses we get under are old. Many West Asheville bungalows from the ’20s sit on brick-on-clay foundations, so we look hard at the brick and mortar before we fasten plastic to a wall or seal around a pier.
Water is the other thing we deal with a lot. When Helene came through on September 27, 2024, the French Broad River in Asheville rose to a record 24.67 feet. If your crawl space has taken water before, we check the joists and subfloor for what it left behind before we close anything up.
Heavy rain can soak a crawl space even with no river nearby. We saw almost 14 inches of rain come down on Asheville in three days during Helene, more than the 11.4 inches you'd expect here once in 1,000 years. Rain like that soaks the ground around a foundation, and the uphill wall of a crawl space is where it shows up first.
